About This Calculator

USDA loans offer 0% down financing for eligible buyers in designated rural areas, subject to income limits. Instead of traditional mortgage insurance, USDA loans charge a one-time upfront guarantee fee (financed into the loan) plus a smaller annual fee. This calculator estimates your monthly payment including both.

How This Is Calculated

Total Loan = (Home Price − Down Payment) + Upfront Guarantee Fee

Upfront Fee
1% of the base loan amount, financed in
Annual Fee
0.35% of the total loan per year, paid monthly

On a $250,000 home with $0 down, the upfront fee is 1% of $250,000 = $2,500, bringing the total loan to $252,500.

Assumptions

  • Upfront guarantee fee: 1% (standard rate as of this calculator's last update).
  • Annual fee: 0.35% of the loan balance, paid monthly.
  • Does not check property or income eligibility — USDA loans are limited to designated rural areas and household income under local limits.
  • Excludes property tax, insurance, and HOA dues.
