About This Calculator

VA loans allow eligible veterans, service members, and surviving spouses to buy with no down payment in most cases, and don't require monthly mortgage insurance. Instead, most borrowers pay a one-time VA funding fee, which can be financed into the loan. This calculator estimates your payment including that fee. Funding fee rates depend on your down payment and whether it's your first time using a VA loan.

How This Is Calculated

Total Loan = (Home Price − Down Payment) + Funding Fee

On a $350,000 home with $0 down (first use), the funding fee is 2.15% of $350,000 ≈ $7,525, bringing the total loan to about $357,525.

Assumptions

  • Funding fee rates reflect standard VA purchase-loan rates as of this calculator's last update: 2.15% (first use, 0% down), 1.5% (5–9.9% down), 1.25% (10%+ down); subsequent use at under 5% down is 3.3%.
  • Some borrowers — including veterans with service-connected disabilities — are exempt from the funding fee. This calculator does not check eligibility.
  • Excludes property tax, insurance, and HOA dues.
