About This Calculator
FHA loans allow down payments as low as 3.5% but require mortgage insurance premium (MIP): an upfront premium financed into the loan, plus an annual premium paid monthly. This calculator estimates your total monthly payment including both. FHA MIP rates are set by HUD and can change — the figures used here are labeled explicitly and should be verified for current transactions.
How This Is Calculated
Total Loan = (Home Price − Down Payment) + Upfront MIP
- Upfront MIP
- — 1.75% of the base loan amount, financed in
- Annual MIP
- — 0.55% of the total loan per year, paid monthly
On a $350,000 home with 3.5% down ($12,250), the base loan is $337,750. Adding 1.75% upfront MIP brings the total loan to about $343,663.
Assumptions
- Upfront MIP rate: 1.75% (standard FHA rate as of this calculator's last update).
- Annual MIP rate: 0.55% (applies to loans with less than 10% down and terms over 15 years — the most common FHA scenario; rates vary by down payment and term).
- These figures are set by HUD and change periodically — verify current rates before a real transaction.
- Excludes property tax, insurance, and HOA dues.
