About This Calculator

Home equity is the difference between your home's current market value and what you still owe on your mortgage. This calculator shows your current equity, your equity percentage, and an estimate of how much you could borrow through a home equity loan or HELOC, based on the common 80% loan-to-value (LTV) limit most lenders use.

How This Is Calculated

Equity = Home Value − Mortgage Balance

Max Borrowable
(Home Value × Max LTV%) − Mortgage Balance

A $450,000 home with a $280,000 mortgage balance has $170,000 in equity (about 38%). At an 80% LTV limit, you could potentially borrow up to $80,000 more.

Assumptions

  • Home value should reflect a realistic current market estimate, not necessarily your original purchase price.
  • Actual borrowing limits depend on credit score, income, and the specific lender's underwriting.

Frequently Asked Questions

It's the portion of your home you actually own outright — the difference between what it's worth and what you still owe on your mortgage. It builds over time as you pay down your loan and as your home appreciates.
